BALLPARK RV RESORT RULES
The BPRV Resort team is excited to host your stay in Gatesville, Texas! To ensure that every guest/visitor experiences a safe and enjoyable time at Ballpark RV Resort, we have put in place the following set of rules. We ask that you please review this document carefully, as by reserving any site at Ballpark RV Resort guests agree to abide by the rules listed below.
Park Standards
Check-in starts at 1PM/Check-out 8:30-11 AM
Please note that ALL guests MUST check in with the front desk to receive gate openers and personal wifi codes as well as check out with the front desk to return openers.
1 RV (newer than 10 years) and up to 2 other vehicles are allowed per site.
Additional parking can be purchased at check in. Extra vehicles must display a valid parking permit received from the park store desk.
The parking spaces included with the base reservation price are for operational vehicles only, not to include boats, trailers, or other towables as determined by management.
Any vehicle without the proper parking permit will be towed at the owner’s expense.
Please note, RVs older than 10 years must provide photos for approval to check-in. Failure to do so or if an RV is denied entry due to condition, no refund will be issued. To avoid issues, contact BPRV management before making a reservation.
Ballpark RV Resort reserves the right to reject any guest or RV if deemed necessary.

2 pets max per site
RVs and vehicles MUST be currently registered and insured, be in great visible and operable condition, and be fully parked within the reserved site. Do not park any vehicles in the street or other guest spaces.
No structural additions (tents, sheds, porches, decks, tents, tarps, hot tubs, or utility buildings) are allowed without prior approval from management.
Tampering with landscaping or utility connections is prohibited. If something needs attention please contact resort staff.
Please maintain a clean site throughout your stay. This includes properly disposing of trash, cigarette butts, and pet waste. There are dumpsters throughout the resort for trash to be collected in.
Please do not leave food or trash out overnight, as it could attract wildlife.
Guests who leave trash at a site after check-out will be subject to a cleaning fee.
All children must be supervised by an adult at all times.
All signage throughout the resort must be adhered to at all times.
If a guest's stay ends on a weekend and they want to extend it, payment must be made on the weekday before.
Gate openers may not be given to anyone who is not a guest of Ballpark RV Resort for an extended period of time. Single uses by non-guests are permitted.
Pets
Pets must be leashed at all times when outside of your RV or the designated off-leash dog park. Pets may not be left outside unattended, even if tethered or crated.
Pet waste must be immediately picked up and properly disposed of.
Pets must be non-aggressive and well-behaved. Excessive barking, aggressive behavior toward people or other animals, or failure to control your pet may result in removal from the resort.
Pet owners are fully responsible for any damage caused by their pets to resort buildings, landscaping, RV sites, utilities, or other property.
The BPRV team reserves the right to require immediate removal of any pet deemed aggressive, threatening, disruptive to other guests, or responsible for property damage.
Pets are not permitted in resort buildings, including restrooms, laundry facilities, pool area, or store.
All signs throughout the resort identifying where pets are/are not permitted must be adhered to at all times.
Small dog fences may be allowed if pre-approved by management. Only manufactured fences can be approved, homemade fences will not be considered.
Resort Amenities
Resort amenities including the pool, dog park, and picnic areas, are for the use of registered guests only. Please do not bring unregistered visitors to use these facilities. (Please see the visitors section for more details).
The laundromat and park store are open to visitors.
The Laundromat hours of operation are 8:30 AM to 8 PM. Do not leave laundry unattended in the building at any time. Single use detergent and other laundry products can be found in the laundry room vending machine or in the resort store.
Please remove items promptly when the machine finishes. Any laundry left in a machine for more than 1 hour after the cycle ends may be removed. Any items left in the laundromat for more than 24 hours will be removed and discarded or held at the front desk.
The resort pool is open seasonally and is swim at your own risk. There is no lifeguard on duty. Children under the age of 14 must be supervised by an adult at all times. Pets, glass containers, and alcohol are not permitted in the pool area. Proper swimwear is required.
Pool hours are 10 AM to 6 PM for guests and 6:30 PM to 8:30 PM for private parties. Any guests found in the pool area outside of these hours may be asked to leave the resort.
The dog park is an off-leash area for registered guests only. Owners must supervise their pets at all times and clean up after them. Aggressive animals are not permitted. Pets must be leashed when entering and exiting the park.
Picnic tables are available throughout the resort on a first-come, first-served basis. Please clean up after use and dispose of food and trash properly to help prevent wildlife and pest activity.
16 full restrooms are available to guests of the park. Guests are not allowed to take pets in the restrooms or wash dishes/clothing in the restrooms.
Only one adult is allowed in the restroom at a time. All restrooms are equipped with keypad locks and additional deadbolts.
Mail / Packages
Ballpark RV Resort does not accept mail on behalf of any guests. Please make alternative arrangements with the Gatesville, TX post office for any mail services needed during your stay. Package deliveries may be accepted at the front desk only with prior approval from management. The resort will not sign for any package deliveries. Please make arrangements with the carrier directly if special instructions apply.
The resort is not responsible for any lost, delayed, or returned packages/mail sent to the property.
The Gatesville Post Office is located at 802 E Leon St, Gatesville, TX 76528 and can be reached by phone at (254) 865-5117.
Visitors
Guests are fully responsible for the behavior and actions of their visitors at all times. Visitors are expected to abide by the same rules and policies of guests. No visiting pets allowed.
All visitors must register with the front desk at the resort store. Unregistered visitors are not allowed to enter or remain on the property.
If visitors are bringing a vehicle on the property they must obtain and display a parking permit on the vehicle. If extra parking is needed to accommodate the visitor an extra parking space must be purchased from the resort.
Sites may not be sublet or assigned to anyone other than the registered guest without prior approval and agreement with the park owners.
Overnight stays by visitors must be approved by resort management and may be subject to additional charges. The maximum number of occupants per site, including overnight guests, may not exceed resort limits.
Trash
All trash must be bagged and disposed of in designated dumpsters located throughout the resort. Loose items or unbagged trash may not be placed in or around dumpsters.
Do not leave trash or food waste outside overnight. This attracts wildlife and pests and creates a safety and cleanliness concern for the resort.
Boxes must be broken down before being placed into the dumpsters.
The dumpsters are for bagged household trash only. Do not dispose of large items such as furniture, appliances, mattresses, electronics, chemicals, or construction materials. Guests must make off-site arrangements for these types of items.
Violators may be subject to a fine and/or be removed from the resort.
30 Day Guests
Electricity for 30 day guests will be billed on the first weekday of each month. A $25 late fee will be charged if the electricity bill is not paid after 7 days and guests will be asked to leave.
Late payments for continuing your stay will be charged out of security deposit at the daily rate of the site for up to 4 days, after guests will be asked to leave.
Monthly guests must notify the park Office if not renewing their reservation at least one week before the reservation ends.
Monthly guests will be charged for the next month automatically 3 days before payment is due, if no notice of non-renewal is given.
Speed Limit
The speed limit within the resort is posted clearly in several places around the resort. This applies to all vehicles. Only registered and insured drivers may operate any kind of vehicle within the resort.
Please remain alert at all times while driving on resort property, and yield to pedestrians, children, and animals at all times. Our roads are shared spaces.
Repeated violations of the speed limit may result in warnings or removal from the property.
The only resort approved properly insured vehicles are as follows: street legal automobiles, motorcycles, and battery powered golf carts.
No ATVs, No gas powered golf carts, No excessively loud vehicles of any type.
Golf Carts
Electric golf carts are permitted on the property, however no gas-powered carts are allowed. We are doing our best to keep the resort’s noise levels down.
Guests may bring their own golf cart or rent one from the resort.
Current certificate of insurance is required and should be presented upon staff request.
ATVs and other motorized off road vehicles are not permitted to be driven onsite.
Trailers for carrying personal golf carts are counted as an additional vehicle, and may require an additional parking space to be purchased.
Golf carts may only be operated by individuals who are at least 16 years old and hold a valid driver’s license. No exceptions.
Carts must obey the resort speed limit, yield to pedestrians, and stay on roads and driveways. Driving through landscaped areas or other guests’ sites is strictly prohibited.
Carts must be equipped with working headlights and taillights for use after sunset. Golf carts should not be operated during quiet hours (see Quiet Hours section).
Golf carts must be parked within your site Do not block roadways, sidewalks, or other sites.
The registered guest is responsible for any damages or injuries caused by golf cart use. The resort is not liable for accidents involving any vehicles.
Campfires
Campfires, fire pits, and open burning of any kind are not permitted anywhere on resort property. This includes portable fire pits, chimineas, and wood-burning stoves.
Charcoal and propane grills are permitted for cooking only. Grills must be used safely and attended at all times while in operation. Please allow coals to fully cool before disposing of them properly.
There are coal disposal drums throughout the resort, please ask staff if assistance is needed.
Failure to follow fire safety rules will result in removal from the resort without a refund. Please report any unsafe activity to resort staff immediately.
Quiet Hours
We ask all guests to be respectful and courteous of their neighbors during all hours of the day.
During any time loud music, large parties, obscene language, verbal harassment, arguing, public intoxication, disturbing noises, and all other forms of disruptive conduct are prohibited
Quiet hours are from 10 PM to 7 AM on weekdays and 11 PM to 7 AM on weekends. During this time, guests are expected to keep noise to a minimum. Parties, gatherings, or recreational activities that create noise are not permitted during this time.
Guest Concerns / Disputes
In order to effectively and fairly serve all Guests, issues of concern, problems, suggestions or complaints to the Resort must be made in writing and signed by the Guest submitting the issue (except in the event of an emergency). Anonymous or third party submissions, frivolous or unjustified complaints may not be considered.
Guests are expected to handle disputes calmly and respectfully. Harassment, threats, or aggressive behavior toward staff or other guests will not be tolerated.
Ballpark RV Resort depends on its Guests to be responsible and peacefully resolve personal conflicts, disputes or issues that may arise, unless the Resort staff is required by law to intervene.
If law enforcement authorities are notified regarding an issue with any Guest or Visitor, the involved person(s) may be required to vacate the Resort immediately without refund.
Firearms / Drugs / Misconduct
The use or display of firearms, paintball guns, fireworks, explosives, any other weapons is strictly prohibited
Excessive noise, public intoxication, harassment, public nudity, or offensive language toward others are not permitted
No criminal or drug related activity will be tolerated, and will be reported to the proper law enforcement agency.
No advertising signs permitted for the sale of products or services.
No Smoking allowed in any common Resort areas/buildings. Cigarette butts must be disposed of in guest’s personal trash.
A violation of any of these types of misconduct shall be cause for immediate removal from the Resort without refund.
Trespassing
Guests and their visitors may not enter or walk through other occupied or unoccupied RV sites. Please use designated roads and walkways at all times.
Access to restricted areas, maintenance buildings, or staff-only zones is prohibited.
Anyone on the property who is not a registered guest or approved visitor will be considered trespassing and may be asked to leave or reported to local authorities.
Trespassing in Resort common areas after designated hours of operation is prohibited.
Tampering with or taking another guest's property (including decorations, furniture, or equipment) is considered trespassing and theft, and will not be tolerated.
For the protection of guests and staff, resort entrances, common areas, and facilities are under 24/7 video surveillance. Any suspicious or unauthorized activity may be reviewed and reported as necessary.
Sewer / Waste Water
The discharge of any waste water outside of the provided underground septic pipe is strictly prohibited.
All sewer hoses must be undamaged and connections must be tight. Tanks are to be kept closed except when dumping.
Any unpleasant odors or spills must be reported to resort staff immediately.
We have a sensitive septic system and the only thing that can be flushed is toilet paper. Do not flush wet wipes, diapers, grease, food scraps, paper towels, feminine products or cigarette butts. Violators will be subject to a fine for repairs.
Cancellation Policy
Guests have the option to purchase travel protection when booking.
Travel protection gives the option of a 75% refund of reservation price, not including $15 charge for purchasing travel protection, OR a rescheduling of the reservation up to 90 days from the original reservation date.
The Resort Office must be notified 72 hours in advance of reservation date for usage of travel protection.
Any reservations made WITHOUT travel protection will not receive a refund of any kind upon cancellation.
No Show Policy
If a guest does not arrive by 24 hours after their scheduled check-in, and has not contacted the resort, the reservation will be considered a no show and fully forfeited. The site may be released without further notice.
If travel protection was purchased and days were missed due to covered events, please refer to the travel protection email you received upon making the reservation for possible refund details.
Please note that the resort store hours are 8:30 AM to 8 PM. Any guest who arrives for check-in outside of those hours will be turned away and will not be refunded for late arrival.
No guests are allowed to move into a site later than 8 PM to honor quiet hours.
If you are running late or expect a delayed arrival, you must call to notify the resort staff before your scheduled check-in date to avoid being marked as a no show.
Early Departure
Guests without travel protection who choose to leave the resort prior to their scheduled check-out date will not receive a refund for unused nights, regardless of reason. This includes weather-related changes, personal emergencies, or dissatisfaction with site placement.
Guests with travel protection please refer to the travel protection email received upon making the reservation for possible refund details.
Please notify the front desk if you are departing early so that your gate openers can be returned (and your electricity usage can be finalized for 30-day guests).
Wildlife
Ballpark RV Resort is located in Gatesville, Texas in an area where it is likely to encounter local wildlife. While the presence of wildlife can be an enjoyable part of your stay, guests are reminded to keep a safe distance and not to feed or attempt to interact with animals. Feeding wildlife can lead to dangerous situations and is strictly prohibited.
Please secure all food and trash to avoid attracting animals to your site.
Report any aggressive, injured, or problematic wildlife sightings to resort staff immediately.
Responsibility
Any Guest or Visitor destroying or damaging Resort property or other Guest's property will be held liable for the value to repair or replace damaged items.
Guests must return all gate openers, parking passes, and site bags upon checkout. If items are not returned fees will be charged accordingly. Gate opener: $50 each, Parking pass: $5 each, site bag: $10 each.
The Resort shall provide utility hook-ups at the site for sewer, water and electrical service. The Resort's responsibility shall extend only to the point of connection and the Resort shall not have any responsibility for the condition or functioning of any pipes, conduits or wires from such point of connection to the guest's RV.
Guests shall not make any alteration to the electric, water or sewer connections provided by the Resort. If your RV has an electrical problem creating a problem with the Resort's electricity you may be responsible for the cost of repair.
Guests may utilize the 50 AMP or 30 AMP hookup at their assigned electrical pedestal, but under no circumstances may both be utilized.
Guests may utilize the electrical hookup at their assigned site, but under no circumstances may they utilize any neighboring hookups.
Ballpark RV Resort reserves the right to disconnect utilities in order that repair, alterations or additions may be made. Guests will be notified, when possible, of any planned utility system shutdown.
The Resort shall not be responsible for any loss suffered by any Guest from planned or emergency interruptions or shutdowns from outside providers including power, water and internet.
Theft of Service Law: According to Texas Penal Code Section 31:04 (b), any guest who leaves without paying for site services or who refuses to pay for site services when due is subject to criminal prosecution. We are providing service hook-ups for your RV. We require full payment in advance and will prosecute any violations under the Theft of Services Law.
TEXAS LAW (CHAPTER 75B, CIVIL PRACTICE AND REMEDIES CODE) LIMITS THE LIABILITY OF A RECREATIONAL VEHICLE PARK OR CAMPGROUND ENTITY FOR INJURIES OR DEATH OF A RECREATIONAL VEHICLE PARK OR CAMPGROUND PARTICIPANT RESULTING FROM A RECREATIONAL VEHICLE PARK OR
CAMPGROUND ACTIVITY.
Personal Property: All personal property brought into the resort is at the Guest's risk and management shall bear no responsibility for the damage, loss or theft of such property. All Guests assume the responsibility of maintaining proper insurance on their RV, vehicle(s) & personal property. We are not responsible for any damage to any RV, vehicle, or personal property for any reason including an act of God (i.e. wind, lightning, hail, fallen branches, trees, embers that drift onto property, etc.) accident, fire or vandalism.
TEXAS LAW (CHAPTER 75B, CIVIL PRACTICE AND REMEDIES CODE) LIMITS THE LIABILITY OF A RECREATIONAL VEHICLE PARK OR CAMPGROUND ENTITY FOR INJURIES OR DEATH OF A RECREATIONAL VEHICLE PARK OR CAMPGROUND PARTICIPANT RESULTING FROM A RECREATIONAL VEHICLE PARK OR CAMPGROUND ACTIVITY

Indemnity
Situational occurrences may be encountered and Ballpark RV Resort staff reserve the right to amend the rules stated above at any time without prior notice.
Ballpark RV Resort is a service-oriented business and therefore we do not have a tenant/landlord relationship with any daily, weekly or 30-day guests.
The legal entities associated with Ballpark RV Resort: Ballpark RV Resort LLC, and/or the management personnel of any of the above entities assume no responsibility for injury, accidents, thefts, or losses from any cause including loss of personal property and from accidents of any nature.
Violation of any of these rules may result in immediate dismissal from the resort without refund.
Management reserves the right to ask any Guest or Visitor to vacate the premises at their discretion.
Once a Guest leaves the Resort, even if dismissed, we have the right to have any vehicle, RV, or trailer removed, and the Guest shall be responsible for any and all costs associated with such removal.
For security purposes, this property has 24 hour recording video cameras in effect.
Refunds are handled solely and exclusively by ResNexus Worry-Free Travel Protection that is offered at the time of booking.
